Real estate software in Pakistan

What Pakistani agencies, estate agents and developers need from real estate software and CRM, how the options compare, and where aaraazi fits.

The short answer

What real estate software does

Real estate software is the system an agency uses to run the business: properties and listings, leads and their requirements, offers, deals, payments, commissions and documents. You will also hear it called a real estate CRM, property dealer software, property management software or agency management software.

It is not the same as a property portal. A portal such as Zameen or Graana advertises your listings to the public. Real estate software is what happens inside the agency once a buyer calls: who follows up, what was offered, how much token was paid, when the next instalment is due and who earns the commission.

aaraazi is real estate software built in Karachi for this work, with a mobile app for solo agents, a shared workspace for agencies and a plan for developers selling projects on instalments.

Why local matters

What Pakistani real estate needs from software

Most real estate software is built for markets where property is measured in square feet and paid for through a mortgage. Here, eight things work differently.

Plot sizes and the marla standard

A marla is 225, 250 or 272.25 sq ft depending on who drew up the plot, and Karachi quotes square yards. Software has to store the size from the documents and show it in any unit.

Token and bayana

A Pakistani sale starts with a token, then a bayana, then the balance at transfer. Each payment, receipt and date belongs on the deal, not in a diary.

Instalment payment plans

Projects and many resales are sold on instalments over months or years. Every due date, payment received and late instalment needs tracking per buyer.

Commission splits

Commission is shared between the agency and one or more agents, often from both buyer and seller. The split should be agreed on the deal before it closes.

WhatsApp is the shop window

Listings, photos and offers travel on WhatsApp. Good software makes sharing quick and keeps a record of what was sent, instead of trying to replace WhatsApp.

Lakh, crore and rupees

Prices are quoted in lakh and crore and paid in rupees. Software priced and built in dollars, with Western number formats, makes every screen harder to read.

Agents in the field

Agents are on site visits, in societies with a weak signal. A phone app that keeps working offline means the lead is recorded where it happens.

Branches and agents who leave

When an agent leaves, their clients often leave on their phone. A shared record keeps clients, requirements and deals with the agency.

The options

How agencies in Pakistan manage their business today

Most agencies use several of these at once. Each is good at something; the question is which one holds the record.

OptionGood atWhere it falls short
Diaries and registersQuick to write in, no trainingOne copy, one person's handwriting, nothing to search or share
WhatsApp groupsEveryone already uses it, good for sharing listingsOffers, tokens and reminders scroll away; nothing is a record
Excel or Google SheetsFree and flexibleA copy per branch, no payment reminders, easy to overwrite
Property portals (Zameen, Graana, OLX)Advertising listings and bringing in enquiriesBuilt for marketing, not for running deals, payments or commission inside the agency
Global CRMsPowerful and customisablePriced in dollars, and need setting up for marla, tokens, instalments and commission
Agency software built for Pakistan, such as aaraaziListings, leads, deals, payments, commission and documents in one recordNeeds a few weeks to move existing records across

Portals and WhatsApp stay useful after an agency moves to software: they bring in buyers and carry listings. What changes is that the deal is recorded once, in one place. Digital solutions for real estate

Where real estate in Pakistan is going digital

Proptech in Pakistan is moving fast around the agency: listings, payments and records are going online. The agency's own work is the part still on paper.

Portals moved listings online

Buyers now start their search on property portals and social media, so an agency's enquiries arrive from many places at once.

Payments went digital

Bank transfers and instant payments through Raast mean tokens and instalments can be paid and recorded the same day.

Land records are being computerised

Provinces are moving land records and stamp papers online, so the paperwork around a transfer is increasingly digital too.

The agency itself is the missing piece

Inside most agencies, the deal still lives in a diary, a spreadsheet and a WhatsApp chat. Agency software is the step that connects the rest.

Before you choose

Nine questions to ask any real estate software

Take this list to every demo, including ours, and ask to see each answer on screen with your own kind of deal.

  1. Does it store plot sizes in marla, kanal, square yards and square feet, and say which marla standard?
  2. Can it record a token and a bayana on the offer and the deal, with receipts?
  3. Does it track instalment plans per buyer, with due dates and late payments?
  4. Can it split commission between the agency and several agents?
  5. Does it make sharing listings on WhatsApp quick?
  6. Do agents get a phone app, and does it work with a weak signal?
  7. Can owners see every branch, and do clients stay with the agency when an agent leaves?
  8. Is one agency's data kept apart from every other agency's, and can you export yours?
  9. Is it priced in rupees, and will the team help import your existing records?

Questions

Questions about real estate software in Pakistan

What is real estate software?
Real estate software is a system an agency, agent or developer uses to run the business: properties and listings, leads and their requirements, offers, deals, payments, commissions and documents. It is sometimes called a real estate CRM or agency management software. It is different from a property portal, which advertises listings to the public.
Why do Pakistani agencies need local real estate software?
Because the deal works differently here. Plot sizes are in marla and kanal on more than one marla standard, or in square yards in Karachi. A sale starts with a token and a bayana, many projects are sold on instalments, prices are quoted in lakh and crore, and most listings travel on WhatsApp. Software built elsewhere has none of this, so agencies end up working around it.
Is Zameen or Graana real estate software?
They are property portals: websites where agencies advertise listings and receive enquiries. They are useful for marketing. Running the agency itself, following up leads, recording offers and tokens, tracking instalments and splitting commission, needs agency software such as aaraazi alongside them.
What is the difference between a real estate CRM, housing society software and a real estate ERP?
A real estate CRM, or agency software, runs the selling side: properties, leads, offers, tokens, deals and commission. Housing society software runs a society after plots are sold: plot files, transfers, NDCs, balloting and maintenance bills. A real estate ERP adds full accounting, payroll, procurement and construction costs. aaraazi is agency software and a CRM, with instalment plans and investor records for developers.
Can I use Excel or WhatsApp instead of real estate software?
Many agencies start that way, and it works with a few agents. It breaks down as deals, agents and branches grow: every branch keeps its own copy, payment dates are remembered rather than recorded, and clients leave with the agent's phone. That is usually when an agency moves to software.
What should I look for in real estate software in Pakistan?
Check that it stores plot sizes in marla, kanal and square yards with the marla standard, records tokens and bayana, tracks instalment plans with due dates, splits commission between agents, shares listings on WhatsApp, works on agents' phones, keeps one agency's data apart from another's, prices in rupees, and that the team will help move your existing records.
How long does it take to move an agency to aaraazi?
Usually about four weeks without stopping work: take stock in week one, import active properties and clients in week two, run new deals in aaraazi from week three, and move the remaining deals across in week four.
How much does aaraazi cost?
Solo agent: PKR 2,500 per month; Agency: PKR 1,800 per user per month. Annual billing is 20% less, the solo plan starts with a free month, and the Developer plan is priced on request.
