Housing society and plot file software in Pakistan: what developers need

What housing society and plot file management software does in Pakistan, how it differs from agency software and ERP, and what a developer selling plots on instalments should check before choosing.

· 6 min read

Housing society software is the system a developer or society office uses to run plots after they are sold: plot files, allotments, instalments, transfers, NDCs and, in many societies, balloting and maintenance bills. It is a different job from selling the plots, which is what agency software and a real estate CRM handle. Many developers need both, and the first decision is which one you are buying.

What housing society software covers

AreaWhat it does
Plot inventoryEvery plot with its block, size in marla or square yards, category such as corner or park-facing, and status
Plot files and allotmentThe file issued to each buyer, its owner and its history
Instalment plansDown payment, monthly or quarterly instalments, balloon payments and possession charges per file
Transfers and NDCsTransfer of a file from one owner to another, transfer fees and no-demand certificates
BallotingAssigning plot numbers to files by draw, where the society uses one
Maintenance and billingMonthly charges once residents move in
Dealer networkFiles sold through dealers, and the commission each dealer earns

Selling plots versus running the society

The selling side runs from the first enquiry to the signed booking: leads, site visits, offers, the token, the booking and the dealer's commission. The society side runs from the booking onwards for years: instalments, transfers and possession. A developer selling a new project needs the selling side first and the instalment tracking that follows it; a mature society needs transfers, NDCs and billing.

Checklist before you choose

  1. Can it store plot sizes on the marla standard your society uses, and in square yards in Karachi?
  2. Can each file have its own instalment plan, including balloon and possession payments?
  3. Does it show late instalments the day they are late, and send reminders?
  4. Can buyers and dealers be recorded with the commission each dealer is owed?
  5. Does it handle transfers and NDCs, if your society issues them?
  6. Can you export every record at any time?
  7. Who imports your existing files and spreadsheets, and how long does it take?

Where aaraazi fits

aaraazi's Developer plan covers the selling side and what follows it: leads, offers and tokens, commission, each buyer's instalment plan with due dates, investor records and project budgets, with the aaraazi team importing your existing records. It does not run balloting, transfers, NDCs or maintenance billing; a society that needs those should use a dedicated housing society system alongside or instead.
